Welcome to our consultation website on proposals at Ealing North

TT Group is bringing forward proposals for around 190 high-quality, well-designed homes, including affordable housing to the south of North Ealing station

As part of our commitment to engage with the public on our proposals we are launching a public consultation from January 17th to February 5th, and we want to hear what you think.

The Site & Planning History

The site is currently largely vacant, and is industrial land previously used as a depot and car park for BT and their telecoms services in the area. It is surrounded by Queen’s Drive and the North Circular Road, as well as the Picadilly and District lines at the south-eastern end of the site. 

This site currently has no green space or biodiversity, so as part of the proposals, we want to introduce greening and landscaping to improve this

The project team has already undertaken early pre-application engagement with the council, including Design Review Panel and Community Review Panel input, with the emerging scheme evolving in direct response to feedback. 

Changes made so far include:

The building design has been simplified to create an improved layout and a stronger, more usable central courtyard.

Enhancing the greenspace to provide a “green lung” and improve biodiversity at the heart of the site

The entrance and arrival sequence from Queen’s Drive has been improved to make it more welcoming and ensure that it enhances the existing views from Queen’s Drive into the site.

Delivering around 190 high-quality, well-designed homes, including affordable homes.  With a focus on design quality the proposals will ensure an appropriate provision of dual-aspect layouts, wheelchair-accessible homes and all homes meeting nationally described space standards, ensuring bright, flexible and genuinely inclusive living for residents.

Providing a generous central courtyard

The proposals will centre around a generous courtyard that supports play, social interaction and everyday enjoyment for residents of all ages. Designed for the community, it will offer flexible space to relax, meet neighbours and spend time outdoors. 

Improved connectivity

Greening will be woven throughout the site with new trees, high-quality planting and green roofs that enhance biodiversity. These features will not only create a more attractive environment, but also help manage rainwater naturally and support a healthier place to live.

Creating a safe, well-overlooked environment

The layout has been carefully planned to create a safe, well-overlooked environment with clear entrances and thoughtfully designed routes. Homes will face onto shared spaces, providing natural surveillance, while sustainable planting will be used to define spaces without compromising visibility.

Responding sensitively to the local context

Responding sensitively to the local context through carefully stepped building heights, respectful massing and an architectural and landscape approach inspired by the character of the surrounding neighbourhood, ensuring the development fits comfortably into its setting.
